Occasionally, a unique property management idea surfaces that we wish to share with our readership.  Last week at the BCAOMA trade show, Macdonald Commercial's booth was located next to a company that we found quite intriguing.  We were introduced to the two principles, Margrett Donley and Dale Crump of Canadian K9 Detection Security & Investigations Ltd., who along with their black Lab "Mr. Baker", provide an innovative service that is sure to benefit property owners and managers alike.

As managers and owners, we are mandated by the Residential Tenancy Branch to regularly inspect our properties. The onus has been placed squarely on our shoulders to keep criminal activity from being allowed to thrive on our properties. This activity comes mostly in the form of drug sales and manufacturing. Marijuana growing operations and methamphetamine labs are scarring our properties, unsettling our good tenants and raising our insurance rates. Drug trafficking and even petty drug dealing brings a negative element not only to our properties, but also to the surrounding neighborhood.

Canadian K9 offers a non-confrontational service that will keep this kind of problem from cropping up. Their service consists of utilizing a trained narcotics detection canine (sniffer dog) to regularly patrol the common areas of your property. Their canines and handlers are fully certified to perform this service and they have several satisfied clients in the Lower Mainland for whom they have saved hundreds of thousands in restoration fees by alerting them to drug operations in their buildings. An added benefit has been seen in the reduction of property crime, not only in the building itself, but in the surrounding area. Neighbors have even commented on the positive change.

Owners who are concerned with an alleged drug problem, tenant behaviors, or who want to maintain a clean and safe environment, will appreciate this cost effective form of prevention. The ultimate goal is to take this service to the insurance board of BC with the intent of challenging them to offer discounts for those who engage in this form of preventative maintenance (much like smoke detectors and alarms do).
